The plumbing including baths, sinks, basins, wc, central heating repairs including boilers and radiators, taps, stopcocks, ball cocks and waste fittings but excluding plumbing for washing machines and dishwashers.
The electrical services from the meter including internal wiring, switches, socket outlets and fittings
All internal fixtures and fittings including kitchen units and worktops, but not replacements. Staircases and balustrades but not the replacement of internal doors.
Repairs to windows and re-glazing where breakage was not caused by the tenant
The rainwater system including gutters and fixings
The common parts of the building, external doors and ironmongery, fencing and gates
Repairs the London Borough of Islington is responsible for:
The external structures of buildings, including brickwork, lintels, external walls and all load bearing, party, and structural walls.
The roof structures and roof covering
The water mains from the water board’s supply pipe to each property.
All underground services.
Replacement windows, kitchens, and boilers.
